Before You Book

  • Your reservation is confirmed once the booking deposit has been received and your dates have been approved by Paxton House. Until the deposit is paid, dates are not formally held.

  • A $1,200 booking deposit is required to reserve your dates and is applied toward the total cost of your stay. The deposit is refundable until 90 days before arrival. A separate refundable security deposit is required before arrival and returned after checkout once the home has been inspected.

  • Paxton sleeps 12 in 6 beds plus a big couch (13 total). Air mattresses are welcome with notice; over 13 guests may mean an extra cleaning fee. Events and reunions are welcome but please let us know if you are planning to have tents, bands, or rentals so we can help you coordinate with the neighborhood and the town.

  • No pets are allowed.

Your Arrival Day

  • You must pay the refundable security deposit before you check in. Check-in starts at 3:00 PM. Early check-in may be possible if cleaning allows.

  • Arrival details, house access instructions, Wi-Fi, and information relevant to your stay will be shared by email about a week before your stay.

  • Private lot for 6 to 10 cars behind the house (ungated). Occasionally locals will park here while visiting the post office.

  • If you’re arriving late, your unique key code works 24hrs a day for the duration of your stay. We have motion activated lights near the parking and our porch lights stay on all night to greet you after dark.

During Your Stay

  • The house is stocked outside of perishables. The linked PDF Guest Handbook notes everything from appliance tips to local recommendations. You will receive all necessary info like Wi-Fi and access codes during the booking process.

  • We are steps from downtown, where you’ll find charming shops, cafés, and restaurants. Most eateries close by 8 PM, with some bars open later. On Wednesdays from April-December, there is a Farmers Market on Jefferson Street from 8 AM–12:30 PM (5 min walk). For more to see and do, check out the Lexington & Rockbridge County website.

    • The house uses city plumbing; you don’t have to worry about a septic system.

    • Fireplaces aren’t usable for fires

    • Access codes for the basement and Carriage House are available upon request.

    • Paxton is located on a main corner near shops and the post office, you may hear some small-town bustle. Light sleepers might prefer the quieter Rose Room with a tower fan for white noise.

Your Departure

  • For broken items, bag the pieces and email us. For a spill, try to clean it, then email a photo.

  • Perishables need to be thrown away. Nonperishables can be left in the pantry or fridge for the next guests.

    Please place all bagged kitchen trash in the gray garbage corral by the gravel driveway. Trash bags are in the drawer above the kitchen trash can, with extras on the laundry cart.

    Before leaving, please run the dishwasher and hand-wash any remaining dishes.

  • If you forget something, email us. If we find it, we’ll ship it (shipping invoiced).
